With three cosy guest rooms two with en-suite shower rooms and one with private facilities.

All our rooms have central heating, televisions, tea and coffee trays, towels wash cloths toiletries, sewing kits shoe shines, hair dryers and tourist information packs with maps.

Prices are per person per night from £25 to £40 dependant on season, they vary throughout the year, breakfast included a variety of options are offered including Scottish.

Parking is available free in side streets around the corner from 18 Moat Place.

Located in central Edinburgh on the A70, 1.5 miles south west of Edinburgh Castle.

Whatever your mode of travel to Edinburgh we are easily reachable using our local Buses, Edinburgh Airport is approximately 5 miles (LothianBus No.35) Haymarket and Waverly Train Stations 1 and 1.75 miles St Andrews Bus Station 1.75 miles. (LothianBuses No.'s 4, 34 & 44)

Edinburgh Corn Exchange with its gigs and exhibitions is about 100 yards. The water of Leith Visitors Centre is about 300 yards.

Nearby is the Caledonian Canal and walk-way which you can walk into Lochrin Basin Fountainbridge.

Fountain Park with its Clubs Bars Restaurants Cinemas and Bowling about 1 mile and reachable by LothianBus No.'s 34 and 35, perfect for an evening out.
